Rent Reviews
Westley & Huff are pleased to act for either landlords or tenants in agreeing rentals due for review on commercial properties. Close liaison with regards to the terms of the lease is vital as these can have an important affect on rental values. 

Lease Renewal
In addition to negotiating the rental, we can provide advice on the detail of terms of a lease and liaise with the clients' solicitor to expedite and simplify negotiations. Rely on our expert knowledge to reduce the stress of renewing your lease.

Valuations
Valuation reports can be provided for a variety of purposes including secured lending (mortgages), tax etc.  Westley & Huff are on the valuation panels of  many of the major high street banks and building societies.

Dilapidations
Dilapidation reviews identify and record the state of disrepair of a  property and/or the potential breach of a lease covenant for which there is a legal liability. Westley & Huff are able to prepare schedules for both Landlord or Tenant in respect of dilapidations and negotiate with either the Landlord's/Tenant's surveyor where appropriate.

Schedules of Condition
Schedules of Condition are  often required for commercial properties depending on the repairing liabilities  when taking on a new lease. A Schedule of Condition could also be an important document when considering the state of repair of a property at the end of the lease.

Acquisitions
Westley & Huff act on behalf of prospective purchasers in acquiring either freehold or leasehold properties. This service includes searching a designated area for the most suitable property and thereafter negotiating the most attractive terms. This includes not only price/rental but also lease terms where appropriate and a building survey if considered necessary.
